Queensland Finance With a Broader Perspective

A home loan, investment loan or development facility is a significant financial commitment. The interest rate matters—but so do the structure, security, repayment obligations and flexibility.

We look beyond the immediate application to understand:

  • What you want to achieve.
  • How much capital you need to contribute.
  • Your capacity to service the proposed debt.
  • How the borrowing affects your other commitments.
  • What happens if costs rise, income falls or settlement is delayed.
  • Your options for refinancing, selling or retaining the asset.

Our aim is to help you secure suitable finance and make better decisions about the capital behind it.

Brisbane 2032: Property Investment & Development Finance

Plan for the Opportunity. Test the Numbers.

The Brisbane 2032 Olympic and Paralympic Games are an important part of Queensland’s infrastructure and investment outlook.

The Australian and Queensland governments’ Games Venue Infrastructure Program provides for 17 new and upgraded venues across the state. In September 2026, a funding agreement was signed for the first six approved projects, including venues on the Sunshine Coast and in Logan, Moreton Bay, Redland and Cairns.

For property investors and developers, this creates a reason to investigate locations, infrastructure delivery and future housing needs carefully. It does not make every nearby property a sound investment.

A strong property strategy should work beyond the Games.

When assessing a potential purchase or project, consider:

  • Access to employment, transport, schools and essential services.
  • Existing rental demand and competing housing supply.
  • Confirmed infrastructure commitments and delivery timing.
  • Planning controls, development approvals and site constraints.
  • Construction costs, contingencies and delivery capacity.
  • Rental income or sale values supported by comparable properties.
  • Cash flow and exit options after 2032.

Advanced Finance Group helps you connect the property opportunity with a realistic funding plan.

Queensland Property Investment After CGT & Negative Gearing Reform

Reassess the Numbers Before Your Next Purchase

Recent tax reforms make the distinction between established property and qualifying new housing particularly relevant to investment planning.

Treasury states that, from 1 July 2027, negative gearing will generally be limited to new residential builds, with properties held before 7:30 pm AEST on 12 May 2026 exempt from that change. For affected established properties, losses will be restricted to residential property income and gains, with excess losses carried forward.

The CGT reforms introduce inflation-based treatment and a minimum 30% tax rate for gains accruing from 1 July 2027. Qualifying new-build investors can choose between the existing 50% discount and the new arrangements. Eligibility and transitional rules require individual assessment.

These settings create a reason to revisit the relative merits of buying established housing, purchasing a qualifying new dwelling or developing additional housing.

A tax concession should support a viable investment—not substitute for one.

We help assess borrowing capacity, funding costs and cash flow, working alongside your tax and legal advisers to understand how the proposed transaction fits your circumstances.

Property Development Finance Queensland

From Site Acquisition to Construction and Exit

Successful development funding starts with a credible feasibility and a clear plan for completing the project.

We assist developers in exploring finance for:

  • Development site acquisition.
  • Residential subdivisions.
  • Townhouse and apartment projects.
  • Construction and staged developments.
  • Commercial and industrial developments.
  • Refinancing and project completion.
  • Retaining completed properties, where suitable funding is available.

Lender requirements vary according to the project, borrower experience, available equity, approvals, presales and proposed exit.

Understand Your Funding Requirement Early

We help you assess how the proposed facility interacts with:

  • Land acquisition and transaction costs.
  • Construction expenditure and progress payments.
  • Professional fees and statutory charges.
  • Interest, lender fees and holding costs.
  • Contingency allowances.
  • Presale requirements and settlement timing.
  • Sale proceeds or refinancing capacity.

Through our corporate advisory services, we can also assist with feasibility modelling and sensitivity analysis.

Before committing to a site, understand the equity required, the likely funding conditions and the margin available if the project changes.

Structure Your Next Purchase Around Your Wider Goals

Whether you are purchasing your first rental property or expanding a portfolio, we help assess suitable investment lending options.

We consider your deposit, rental income, existing commitments and future borrowing needs, along with the costs of holding the property.

For investors exploring Brisbane 2032 property opportunities, new housing or regional Queensland markets, we help translate the proposed investment into a practical finance assessment.

  • First home purchases.
  • Owner-occupied homes.
  • Investment properties.
  • Construction.
  • Refinancing.
  • Fixed, variable and split-rate loans.
  • Equity access for an approved purpose.
  • Debt consolidation, where appropriate.

We explain suitable loan features and guide the application process so you can make informed decisions at each stage.

Refinancing & Loan Reviews

Does Your Existing Finance Still Suit You?

Changes to your income, property value, family circumstances or business plans can make a loan review worthwhile.

We compare your existing arrangements with suitable alternatives, considering rates, fees, features, switching costs and the effect of any change in loan term.

For property investors and business owners with several facilities, we can also review how the loans work together and where security arrangements may limit flexibility.

Finance for Self-Employed Borrowers

Business income is not always straightforward. Company profits, distributions, existing debts and recent trading performance can affect how a lender assesses your application.

Our Chartered Accounting expertise helps us interpret your financial information and present your position clearly.

We assist sole traders, company directors, contractors and borrowers with multiple income sources, subject to lender requirements.

Commercial, Business & Equipment Finance

Fund the Business Behind the Opportunity

We assist Queensland businesses with:

  • Commercial property purchases and refinancing.
  • Business acquisition and expansion.
  • Working capital.
  • Invoice and trade finance.
  • Vehicle, truck and fleet finance.
  • Construction and manufacturing equipment.
  • Agricultural machinery and equipment.

For businesses preparing to pursue work associated with Queensland’s infrastructure pipeline, we can assess equipment funding and working capital needs against contract timing and expected cash receipts.

Growth creates funding demands. Planning ahead helps you understand them before committing.

Frequently Asked Questions

Can you help investors planning around Brisbane 2032?

Yes. We can assess borrowing capacity, lending options and cash flow for a proposed investment. Infrastructure plans should be considered alongside rental demand, purchase price and the property’s long-term fundamentals.

Can you arrange property development finance in Queensland?

We help developers explore suitable funding options. Availability depends on project feasibility, experience, equity, approvals, security and lender requirements.

Do the tax reforms make every new property a better investment?

No. Eligibility matters, and tax treatment is only one factor. Price, rental income, expenses, construction quality and financing costs remain central to the decision.

Can you help compare selling completed dwellings with retaining them?

Yes. Through our advisory and broking services, we can model funding and cash flow under different scenarios, incorporating tax assumptions supplied or confirmed by your tax adviser.

Can you help before I sign a purchase contract?

Yes. An early discussion can help identify likely borrowing limits, equity requirements and funding conditions before you commit.

Outcomes above the-sum-of-the- parts.

André’s support throughout the process of finding and purchasing our home was incredible!

He was already among the best I have encountered in his field; but it was the extra level of service that really made him stand out. André has a strong relationship with several real estate agents who he sent details of our preferences for a home. This led to a series of targeted homes being presented to us, including new listings.

I would not hesitate to recommend André.
