Recently, I had the privilege of assisting a couple who immigrated to Australia several years ago and had just achieved Permanent Residency — a major milestone that opened the door to purchasing their very first home in Australia.

Like many first-home buyers, they faced a common challenge. Although they had a strong combined income, their available deposit fell below 20% of the purchase price once stamp duty and legal costs were accounted for. In most cases, this would push the Loan-to-Value Ratio (LVR) above 80%, triggering Lender’s Mortgage Insurance (LMI) — often costing buyers many thousands of dollars.

Rather than accepting this as the only option, I worked to structure a smarter solution.

Given their strong financial position and servicing capacity, I was able to secure a separate “Deposit Boost Loan” facility instead of relying on LMI. The outcome? A substantial saving and a pathway into their own home sooner than expected.

On ANZAC Day 2026, they moved out of their rental property and into a home they now proudly own.

That moment represented far more than a property transaction.

Instead of continuing to pay rent and build someone else’s wealth, they are now investing into their own future. Every mortgage repayment contributes toward their own equity, and any future growth in the property’s value becomes an asset they can potentially leverage for future investment opportunities and long-term wealth creation.
